Explanation
(English-origin maxim.) Priority in time gives superiority of right — the first to establish a claim has the better title, all else being equal.
Where this applies
- Two buyers claim the same parcel and the one who acquired rights first prevails.
- Competing liens on the same property are ranked by which was established earliest.
